Buying Property

What Your Real Estate Agent or Adviser Should Be Doing for You in Montenegro

Not every property professional in Montenegro offers the same service.

The role your agent, property manager, or investment adviser should be playing depends entirely on what you are trying to do.

Selling, renting, and buying are three distinct situations with three distinct sets of expectations.

Knowing what to demand from each type of professional is the difference between being well-served and being let down at a critical moment.

If You Are Selling: What a Sales Agent Should Do

A reputable sales agent in Montenegro should have a genuine presence in both local and international markets.

Selling a coastal or luxury property to a buyer who may be based in London, Dubai, or Berlin requires more than a listing on a local portal.

Here is what your agent should be handling from the moment you engage them.

Before anything is marketed, your agent should check your land registry data using your registry number, the List nepokretnosti, and the Cadastar Municipality name.

For land sales specifically, they should also review your planning department documents, the UT Conditions, to confirm what can legally be built on the plot.

This step protects you from marketing a property on terms that do not match its legal reality.

Your agent should analyse recent comparable sales in your area and recommend an optimal asking price based on real market data.

Not a figure based on a general sense of what the market is doing, but a specific recommendation backed by what similar properties have actually sold for.

If an agent cannot show you that analysis, ask for it.

A formal listing contract should be signed before any marketing begins.

This sets out the terms of your agreement, including the agency fee payable on a successful sale.

Nothing should be advertised without this in place.

Your agent should advise you on how to present the property before photographs are taken.

That typically means decluttering, adding warm textiles like rugs or throws, ensuring outdoor spaces are tidy, and using air fresheners so the property feels welcoming rather than empty.

Professional photography, including drone and interior shots where relevant, should be the standard, not a premium add-on.

If you are not in Montenegro, your agent needs to manage viewings without you being present.

That means either holding a set of keys directly or coordinating with a designated local contact you have arranged.

Confirm this logistics setup is in place before you leave the country.

If You Are Renting Out Your Property: What a Management Agency Should Do

If you own a property in Montenegro but do not live there full-time, you need a management structure that works without your day-to-day involvement.

There are two main options.

A third-party property management agency provides a turnkey service covering all aspects of the rental operation.

Marketing the property across platforms, managing bookings, handling guest communication, coordinating cleaning between stays, and overseeing routine maintenance are all part of what they should be doing on your behalf.

Fees for this service typically run between 15 and 25 percent of gross rental income.

The exact scope of what is included varies by agency, so confirm the specifics in writing before you sign anything.

Guest registration, which is a legal requirement in Montenegro for every booking, should also be explicitly covered in the service agreement.

If your property is within a major development, the developer’s in-house management team should offer an integrated rental program.

This provides on-site management within the resort’s ecosystem, often with a streamlined booking process and branded marketing support that a standalone agency cannot match.

If you are buying within one of these developments with rental income in mind, ask during the purchase process exactly what the integrated management program covers and what it costs.

If You Are Buying or Investing: What an Adviser Should Do

An independent investment adviser operates differently from a standard real estate agent.

They are not selling you a specific property.

They are helping you identify the right property for your financial goals.

Here is what active, genuine advisory support looks like in practice.

Your adviser should be identifying specific properties and locations that offer the strongest rental yield potential based on your budget and investment strategy.

They should not be presenting you with a broad shortlist and leaving the analysis to you.

They should connect you with trusted, vetted property management companies so that your rental operation is set up properly from the point of purchase rather than arranged afterwards.

They should guide you through the local legal and administrative framework that applies to property rentals in Montenegro, including licensing, guest registration requirements, and tax obligations.

And they should be working with you on the overall structure of your investment to optimise for long-term financial returns, not just the immediate transaction.

An adviser who does most of this only once the purchase is agreed is not really advising you.

They are processing a transaction.

The distinction matters, particularly in a market where early decisions about location, property type, and management structure have a significant impact on what you actually earn.

Whether you are selling, renting, or buying, the professionals you work with should be proactive, transparent, and specific.

Vague assurances about getting the best price or maximising your returns are not a service.

A clear plan, documented in writing, with defined responsibilities and fees, is what a professional relationship in the Montenegrin property market should look like.

If the person you are working with cannot clearly describe what they will do and when, that tells you what you need to know.
