What you get for the rent

Most Tivat apartments for rent come furnished. Of our 115 listings, 62 are marked as furnished and none is marked as unfurnished, so you can usually move in with a suitcase.

Sea views are common. Just over half of the listings (61 of 115) have one, and 23 come with a pool.
Size matters more than bedroom count. A typical one-bedroom is about 51 m² and a typical two-bedroom about 72 m², but some one-bedrooms are closer to 40 m², so check the floor area before you compare prices.
When to look for a long-term rental in Tivat
The best time to look is October to April. Fewer tourists are in town, more owners want a long-term tenant, and discounts of 10 to 15 percent are possible between November and March.

July and August are the hardest months. Many coastal apartments switch to daily tourist rates in summer, so fewer are offered on a yearly lease. Our guide to short-term vs long-term rentals in Montenegro explains how the two markets differ.
If you plan to move in summer, start your search in spring and agree a 12-month lease, so your rent stays the same through the high season.
How to rent an apartment in Tivat, step by step
Renting in Tivat is simple if you do it in this order.

- Set your budget and area. Use the tables above to see what your budget gets you and where.
- Shortlist live listings. Browse our current apartments for rent and pick three or four to view.
- View in person or by video call. Check light, noise, heating, air conditioning and water pressure. Visit at the time of day you will be home.
- Ask what the rent includes. Confirm in writing whether utilities, internet, parking and building fees are covered.
- Check the home can legally be rented. Ask the owner or agent for the property’s title extract (list nepokretnosti). Under Montenegro’s 2025 legalization law, a building that has not been legalized cannot be rented out.
- Sign a written lease. It should state the rent, deposit, lease length, notice period and who pays for repairs. Ask for a version in a language you read well.
- Pay the deposit and first month. Get a receipt for both.
- Register your stay. Foreign tenants must register their address in Montenegro. Your landlord or agent can do this with you.

What it costs to move in

Expect to pay the first month’s rent and a security deposit before you get the keys. If you use an agent, the fee is due only once the lease is signed. Montenegro’s brokerage law does not allow agents to charge in advance.

After that, budget for utilities. Electricity, water and internet for an apartment typically come to between €80 and €170 a month, and more if you run air conditioning or electric heating all day. Our guide to utilities and bills in Montenegro explains how to set them up.
